Terms of engagement
These terms cover the public site of Think Anchor Analytics and the commissions described on it. They were last revised on 20 September 2026.
Who we are
The registered business name is Think Anchor Analytics, established in 2014. The studio is at 15/2 Hathairat Road, Bang Chan, Khlong Sam Wa, Bangkok 10510. Telephone (02-540-2941). Email hello@thinkanchor.click. When these terms say “the studio,” they mean that business.
Acceptance
Using this site, sending an inquiry, or asking for an estimate means you have read these terms. A paid commission starts only when both sides have a written note of the fee, the documents, and the dates, and the deposit described on the refund page has been received. Browsing the site does not create a commission. Rates published here are information for that later note. Fees are paid by bank transfer, arranged outside these pages.
The site
The pages describe chart folios, hearing sheets, ledger readings, and comparison folios for municipal budgets. They are an account of work the studio does with clerks, councils, and associations. You may read them and write to us about a real draft. You may not scrape them in order to present the studio’s wording as your own offer.
Intellectual property
Documents you send — draft ordinances, revenue estimates, appendices, and internal speeches — remain yours. We hold copies only for the commission and for the archive period described in the privacy note.
Charts, glosses, and the bound folio are made by the studio. Once the fee is paid in full, the commissioning office may copy them for council members, for the public hearing, and for its own minutes. That permission does not include selling the folio as a template to another municipality. Until the fee is paid, the drawings stay the studio’s, and we may hold them back from the briefing.
We do not publish a municipality’s figures on this site unless the client agrees in writing. The text of this site, the way a folio is sequenced, and the studio’s name stay with Think Anchor Analytics.
What a commission does and does not decide
We read the papers we are given and draw what they support. We do not certify that an ordinance is lawful, balanced, or complete. We do not sign it, enter it in the accounts, or replace the municipality’s auditor or legal officer. A council’s vote is the council’s. If a clerk shows us a misread before the briefing, we correct the folio. A disagreement about whether a project ought to exist is not a defect in the chart.
Liability
If we miss a head that was present in the papers we were given, and you tell us before the briefing, we correct it at our cost. If the miss is found after the briefing because a page was never sent, the gap is outside that duty. We are not liable for a vote, a delay in a council calendar, or a loss that follows from a policy choice the chamber made after seeing the folio. Nothing here limits liability that Thai law does not allow us to limit.
Inquiries and conduct
The inquiry form asks for a name, an email, an office, a commission, an optional month, and a message. Please do not send national identification numbers, bank passwords, or health information. We may decline a commission when the documents are not ones the sender is entitled to share, or when the weeks are already taken by another reading.
Governing law
These terms are governed by the laws of Thailand. The courts of Thailand have jurisdiction. If a clause is held unenforceable, the rest remain in force. Questions about these terms can be sent to hello@thinkanchor.click.
